Land Supply for Housing in Turkish Urban Areas
Rapid increases in population and growth rate in developing countries over the past few decades have resulted in a rapid increase in housing demand. The existing land supply for housing has remained behind of the needs. There exist many problems of the land market in the developing countries as the inadequacies in the quantity and quality of land supplied for housing, the high prices of serviced land areas and the lack of infrastructure and the service areas. Commonly, various studies have emphasized the existence of such problems in different developing countries. Due to these problems in most developing countries, the low-income groups, mostly the middle-income groups, have not been provided the land for housing. Due to the inability of the formal market to meet the demands of the majority of urban residents, an informal market for land has emerged in developing countries. To improve of operation of formal land market efficiently in developing countries is closely relevant to the efficiency of land supply system for housing. This paper is prepared to discuss and evaluate the residential land supply system in Turkish urban areas systematically focusing on the state roles at both central and local levels and to question whether this system is sufficient to keep pace with the demands of rapid urban growth in Turkey.
